The purpose of the South Oakdale Industrial Specific Plan is to provide guidelines and standards to ensure the orderly expansion and development of the City’s south industrial center.  This comprehensive South Oakdale Industrial Specific Plan focuses on providing the City opportunities for light and limited industrial development consistent with the City of Oakdale General Plan.

 

In accordance with the City of Oakdale 2015 General Plan and Municipal Code, a specific plan must be prepared for all project outside Oakdale’s city limits but within Oakdale’s General Plan Study Area and Primary Sphere of Influence as a precusor to annexation into the City.  This Specific Plan will be used to process, review and approve site specific development proposals such as parcel and subdivision maps, and site specific design and improvement plans as they are proposed for the Plan Area.

 

The primary goal of this Specific Plan is to guide the type and form of development in the Plan Area in a manner consistent with the City of Oakdale General Plan overall framework and vision.  As an extension of the City of Oakdale General Plan, the South Oakdale Industrial Specific Plan serves as both a policy and regulatory document.  The Specific Plan defines and establishes appropriate development standards governing land use, building mass, height and setbacks, parking, landscape, fencing, lighting and signage within the Plan Area.  Detailed development concepts, standards and design guidelines are provided to ensure that all development projects within the Plan Area are consistent with the overall framework and vision of the City’ General Plan and the City’s adopted “Ahwahnee Principles”.  In addition, the Specific Plan identifies a network of motorized and non-motorized circulation improvements to support the Plan Area and the southern most region of the City.  Finally, the Specific Plan identifies public infrastructure and service improvements necessary to support the Plan Area, as well as outline methods to finance the required public infrastructure and service improvements.
